Project Spotlight: Site 48 – Broadlands Muswellbrook

We’re proud to showcase our latest steel framing project at Broadlands Muswellbrook – a vibrant over 55s lifestyle community located in the heart of the Upper Hunter.

Australian Steel Framing was engaged by Broadworth Modular to design and supply the Bluescope Lysaght 0.75mm gauge 90mm steel wall and roof framing system for the new home at Site 48, known as the “Ironwood” design. This home is a key part of the expanding Broadlands Muswellbrook development, delivering high-quality, low-maintenance housing for the over 55s market.

Precision-Engineered Steel Solutions

Working with Broadworth Modular, we supplied fully engineered Bluescope Lysaght 0.75mm gauge 90mm steel wall and roof truss to suit the modular construction methodology. The project required a combination of strength, accuracy, and compliance with BAL-19 bushfire requirements – a challenge our steel systems are built to meet.

Key inclusions:

  • 90mm wall and roof framing manufactured to precise engineering specs

  • Fully welded steel floor frame using 250UB and RHS sections

  • Compliance with BAL-19 bushfire rating

  • Delivered pre-cut and labelled for seamless on-site installation

Our steel framing provided the structural backbone for the home’s contemporary design, featuring raked ceilings in the living area, tiled alfresco space, and Colorbond Woodland Grey roofing and gutters. The result is a low-maintenance, energy-efficient home that offers both style and resilience.

To complement the steel frame structure, the Ironwood design incorporates a robust and stylish selection of external materials that ensure both visual appeal and long-term durability:

  • Roofing: Colorbond Custom Orb in Woodland Grey

  • Gutters, Fascia & Downpipes: Colorbond Woodland Grey

  • Cladding: A mixed palette featuring James Hardie Newport Weatherboards, fibre cement sheet, and vertical battens

  • Windows & Doors: Aluminium frames finished in Pearl White Gloss

  • Front Door: Humes Vaucluse XV20 profile with white-on-white Dulux finish

  • Decking & Porch Areas: Tiled surfaces using Belga Charcoal textured tiles

  • Eaves & Trims: Colorbond Dune and Dulux White on White for a fresh, clean appearance

These materials were selected to ensure the home remains low-maintenance while withstanding the local climate and aligning with the cohesive Broadlands community aesthetic.
